Akshay Kumar sells Lower Parel office for Rs 8 crore, earns 65 per cent return on investment

Bollywood superstar Akshay Kumar has sold a commercial property in Mumbai’s prime business district, Lower Parel, for Rs 8 crore, according to property registration documents accessed by Square Yards. The actor had purchased the office space in 2020 for Rs 4.85 crore, marking an impressive 65 per cent appreciation over five years.
Located in the premium commercial complex One Place Lodha, the office spans a carpet area of 1,146 sq ft. The buyers, Vipul Shah and Kashmira Shah, also received two car parking spaces in the deal, which was officially registered on April 16, 2025.
As per the transaction documents, Rs 48 lakh was paid as stamp duty, along with a registration fee of Rs 30,000.
Lower Parel remains one of Mumbai’s top commercial and residential neighbourhoods, housing luxury apartments and Grade A office spaces. It is strategically located near key business hubs like Bandra-Kurla Complex (BKC) and Nariman Point. Celebrities such as Abhishek Bachchan, Shahid Kapoor, Amish Tripathi, and Manoj Bajpayee also own properties in the area, as per Square Yards.

One Place Lodha, developed by Macrotech Developers Limited (Lodha Group), is spread over 1.08 acres and offers office units ranging from 179 sq ft to 27,392 sq ft. Between May 2024 and April 2025, the project recorded eight transactions with a total value of Rs 618 crore. The average property price in the building is reportedly Rs 48,000 per sq ft.

Akshay Kumar has been actively restructuring his real estate portfolio. In recent months, he has sold properties worth over Rs 100 crore in Mumbai, including three apartments worth over Rs 15 crore in Oberoi Sky City, Borivali. In February, he and wife Twinkle Khanna made headlines for selling their luxury sea-view apartment in Mumbai’s Oberoi 360 West for Rs 80 crore, according to IndexTap.

Akshay Kumar has not commented publicly on the recent transaction.
